How much is a conservatory? 

The price of a conservatory can vary depending on a number of factors including style, size, material used, location, and complexity. It is virtually impossible to give an accurate price for an installed conservatory over the phone or by the Internet.  However we are quire happy to give indications of cost after an informal chat with our potential clients. Alternatively E-mail us a photograph of your house where you would like your conservatory with an idea of the size you would like with all potential finishing’s such as electrics, tiling heating, colour etc. In most instances we will be able to help.

Do we need planning permission?  

Before deciding to have a new conservatory installed it is advisable to consult the relevant local authority for any specific requirements for the area concerned.

 According to the Department of the Environment, a conservatory is defined as “A building that has not less than three quarters of its roof area made of translucent material, and not less than fifty percent of its wall area made of glass.”

 Planning permission is concerned with whether or not you can build a particular structure in a particular place, and is concerned with the visual impact and size of the structure.

APPLICATION FOR PLANNING PERMISSION IS REQUIRED IF: 
1) The proposed conservatory is on any wall fronting the highway.
    Note: Highway includes all public roads, Footpaths, bridleways and byways.
2) The property is a listed building or in a conservation area.
3) The property is non-residential or anything other than a single dwelling.
4) The conservatory is higher than any part of the original building.
5) The conservatory and other additions to the original house exceed 50% of the total area of the garden within the boundaries of the property.
6) Some new developments require planning permissions before building conservatories. It is worth phoning your local authority who will be able to advise if this is the case.
7) If your property is a lower flat planning will be required.
Do we need planning permission?

 

SPECIFIC PLANNING PERMISSION IS NOT NORMALLY REQUIRED IF THE FOLLOWING GUIDELINES ARE MET:

1) A detached or semi-detached dwelling may be extended without planning permission (subject to the following conditions) by up to 70 cubic metres or 15% of the volumes of the original house whichever is the greater (to a maximum of 115m) 
2) A terraced house   may be extended up to 50m or 10% of the volume of the original house. 
3) The overall height of the conservatory must not exceed 4m when the conservatory is less than 2m from any boundary, the height of the conservatory may equal the height of the house. 
4) The conservatory is used solely for domestic proposes.

Do we need building warrants? 

1) Building warrants are required if you have to open out an existing window to allow access into your conservatory.

2) If your conservatory falls less than 1 metre from your boundary building warrants will be required.

3) If your conservatory is over 30 square metres it will require a building warrant.

4) If your property is a flat a building warrant will be required.

Do we need Feu superiors consent? 

Generally if you are in a new development you will require feu superiors consent. We would write to the house builder and determine what was required on your behalf.
