All home extensions are designed bespoke to your needs, any shape or size.

The ingenious pre-fabricated roof design can also incorporate multiple VELUX windows, meaning lots of natural light all through the day. This has ensured that it is the most innovative, aesthetically pleasing and advanced roof system available for home extensions and conservatory renovation projects that can handle even the harshest of Edinburgh weather.

The WARMroof can be designed to include pre-fixed VELUX roof lights for quick installation, or stunning full length glazing, creating an astonishingly unique hybrid roof. HIGHLY INSULATED

The WARMroof system offers 170mm of insulation in total, more than most other solid roof systems, making for a far better performing 'warm roof' solution for conservatories.

THE ONLY 'TRUE WARMROOF' DESIGN IN UK

Our 70mm continuous external thermal barrier creates a true 'warm roof' eliminating any risk of condensation, a common occurrence in cheaper alternatives.

NO CONDENSATION

The insulated eaves also stops cold bridging that causes condensation inside against the plasterboard - no other competitors roof has one and are therefor liable to condensate!

IMPROVED THERMAL PERFORMANCE

Thermal insulation 'U' Value is 0.12 W/m2K as is required in Scotland to meet building regulations. Many solid roof alternatives cannot obtain this value.

DESIGNED TO YOUR POSTODE

Our solid roofs are designed specifically to your postcode. Most other solid roofs do not have this and so will not take into account the Scottish weather.

CONFIGURABLE TO ANY SIZE

Proven roof span over 6m wide, even with concrete or clay roof tiles - options to dress roof with traditional slate or roof tiles to match existing house roof. Wider spans can be achieved on certain designs/shapes.

FIXED JOINT TECHNOLOGY - IMPORTANT IN SOLID ROOF DESIGN

Structural integrity as standard, with unique 'fixed joint' technology. Competitor roofs are similar in construction to a conservatory roof and therefor are flexible as they have 'pinned joints'. This is an important point to consider when fitting plasterboard roof designs to prevent movement or cracks appearing. Always ask about fixed joints when considering a replacement solid roof for your conservatory.

IMPROVED AESTHETICS

We can offer an optional fascia and soffit detail for a traditional roof feel. Most other solid roof options don't have one and they can often look unfinished. You can add lighting into a larger soffit.

BBA APPROVED

Fully BBA Approved roof system and 'dry fit' tile system as standard. Competitor roofs have a steel tile with thin layer of powdered stone glued on top, an industrial looking finish that also requires considerable battening underneath

With competitor roof systems, the steel tiles and roof system is only guaranteed when a batten is used. Research shows that most companies do not fit them. The battens aid ventilation and are required for 'cold roof construction'. These battens slow down build time, so many companies do not fit, which results in a poorer performing roof which will rot and decay, resulting in guarantee issues.

ANY PITCH ANY STYLE

10 to 45 degree pitch ranges as standard, with other pitches available upon request. No other solid, insulated tiled roof system can achieve this. The WARMroof is the most versatile and configurable roof on the market.

VELUX AS STANDARD

We only use Velux roof lights and they are pre-fitted into the panels to ensure they are correctly fitted and means less time on site. Competitor roofs only offer cheaper alternatives.

What’s the difference between a Sunroom and a Conservatory?

At it’s simplest, a conservatory is a home extension with a glass roof often covering at least 75% of the overall roof area, and glass walls covering at least 50% of the overall wall area. Contrary to the name, a Sunroom or Garden Room, is a home extension which incorporates a pre-fabricated solid roof or in our case, the Bryant & Cairns Warmroof. The solid roof gives a feel closer in likeness to that of a traditional single story extension.

A Bryant and Cairns Orangery gives the best of both worlds, combining all the benefits of a conservatory in terms of light and space and fuses this with the solidity and feel of an extension thanks to the inclusion of the internal pelmet.
